<br />MORRIS COMMUNICATIONS COMPANY, LLC, a limited liability company
<br />organized and existing under the laws of Georgia, f /k/a Morris Communications Corporation, a
<br />corporation organized under the laws of Georgia, (successor by merger to STAUFFER
<br />COMMUNICATIONS, INC., a Delaware corporation f/k/a Stauffer Publications, Inc., a
<br />Delaware corporation), GRANTOR, for and in consideration of TEN AND NO/ 100 DOLLARS
<br />($10.00) AND OTHER VALUABLE CONSIDERATION received from GRANTEE, MORRIS
<br />PUBLISHING GROUP, LLC, a Georgia limited liability company, conveys to GRANTEE, the
<br />following described real estate (as defined in NEB. REV. STAT. 76 -201) situated in Hall
<br />County, Nebraska:
<br />See attached Exhibit "A"
<br />GRANTOR covenants with GRANTEE that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances;
<br />(2) has legal power and lawful authority to convey the same; and
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
<br />Executed with an effective date of the 7th day of August, 2003.
