<br />TRUSTEE'S DEED
<br />This instrument, made this l0 day of April, 2003, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on February 4, 1999 as Instrument
<br />No. 99- 101281 of the Mortgage Records in the office of the Register of Deeds of Hall County,
<br />Nebraska, and Baasch Realty & Insurance, Inc., hereinafter called "Grantee ":
<br />WHEREAS, on January 17, 2003, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Joel E. Sanders and Mary A. Sanders,
<br />husband and wife, Trustors, under that certain Deed of Trust recorded on February 4, 1999 as
<br />Instrument No. 99- 101281 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, covering that certain premises described as:
<br />Lot 1, Block 1, Axt & Hagge's Addition to the City of Grand Island, Hall County,
<br />Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on January 21, 2003 as Instrument No. 0200300758 of the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on February 25, 2003, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska, at 10:00 a.m. on April 9, 2003. Publication of such notice was
<br />made for five consecutive weeks on February 25, 2003, March 4, 2003, March 11, 2003, March 18,
<br />2003 and March 25, 2003, the last publication being at least ten (10) days but not more than thirty
<br />(30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale,
<br />offer said property for sale at public auction, and did sell the same to Grantee, for the sum of
<br />$25,780.00, it being the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $25,780.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
<br />Joel E. Sanders and Mary A. Sanders, husband and wife, and their successors in interest, were
