<br />I am an Abstracter and Title Insurance Agent for Grand Island Abstract, Escrow & Title
<br />Co. Licensed in the State Nebraska and have searched the records in the Register of
<br />Deeds Office in Hall County, Nebraska and state as follows:
<br />1. On February 17, 1966 Mario Ramirez and Thomasina Ramirez, husband and wife
<br />conveyed Title to Mary V. Bermudez, a married person by Warranty Deed filed
<br />February 18, 1966 in the Register of Deeds Office in Book 150, Page 157. The
<br />Property was described as follows: The North One Half (N1 /2) of Lots Seven (7)
<br />and Eight (8) in Block Four (4) in Vine Hill Addition to the city of Grand Island,
<br />Hall County, Nebraska.
<br />2. On Blas Ortiz and Mary Ann Ortiz, husband and wife conveyed
<br />Title to Mary V. Bermudez by Warranty Deed filed September 20, 1974 in the
<br />Register of Deeds Office in Book 176, Page 177. The Property was described as
<br />Lots Five (5) and Six (6) and South One Half Lots Seven (7) and Eight (8) in
<br />Block Four (4) in Vine Hill Addition to the city of Grand Island, Hall County,
<br />Nebraska.
<br />3. One August 10, 1983 Mary V. Bermudez and her husband Robert M. Bermudez
<br />conveyed Title to Steve M. Wentz and Lynnette K. Wentz, husband and wife by
<br />Survivorship Warranty Deed filed August 19, 1983 in the Register of Deeds
<br />Office as Document No. 83- 004400. The Property was described as The North
<br />66.0 feet of Lot Seven (7) and the North 66.0 feet of Lot Eight (8) in Block Four
<br />(4), in Vine Hill Addition to the city of Grand Island, Hall County, Nebraska.
<br />4. One January 14, 1985 Robert M. Bermudez a/k/a Rigoberta M. Bermudez and
<br />Mary V. Bermudez, husband and wife conveyed title to Donna M. Albers, a
<br />single person by Warranty Deed filed January 31, 1985 in the Register of Deeds
<br />Office as Document No. 85- 000502. The Property was described as The
<br />Southerly Sixty Eight feet of Lots Seven (7) and Eight (8), in Block Four (4), in
<br />Vine Hill Addition to the city of Grand Island, Hall County, Nebraska excepting
<br />the Westerly 6.5' of said Lots Seven (7) and Eight (8) in Block Four (4) in Vine
<br />Hill Addition.
<br />5. On May 13, 1999 Steve M. Wentz and Lynnette K. Wentz, husband and wife
<br />conveyed Title to Rental Properties, Inc. by Warranty Deed filed May 14, 1999 in
<br />the Register of Deeds Office as Document No. 99- 105019. The Property was
<br />described as The North Half (N1 /2) of Lot Seven (7) and the North Half (N1 /2) of
<br />Lot Eight (8), in Block Four (4) in Vine Hill Addition to the City of Grand Island,
<br />Hall County, Nebraska. The Deed was in fact intended to convey the North 66.0
<br />feet of Lot Seven (7) and the North 66.0 feet of Lot Eight (8) in Block Four (4), in
<br />Vine Hill Addition to the city of Grand Island, Hall County, Nebraska.
<br />The Deed dated May 13, 1999 is conveying one and the same property despite the
<br />discrepancy in legal.
