<br />This instrument, made this 6 day of September, 2005, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ",
<br />pursuant to a power of sale contained in. that certain Deed of Trust recorded on December 16, 1998
<br />as Instrument No. 98- 112426 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Wells Fargo Bank, N.A. successor by merger to Wells Fargo Home Mortgage, Inc., hereinafter
<br />called "Grantee ":
<br />WHEREAS, on June 8, 2005, Eric H. Lindquist, as Successor Trustee, executed a Notice of
<br />Default pursuant to which notice was given to Thomas R. Carney and Vicki L. Carney, husband and
<br />wife, Trustors, under that certain Deed of Trust recorded on December 16, 1998 as Instrument No.
<br />98- 112426 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />Lot Six (6) and Seven (7), Argo Second Subdivision, in the Village of Alda, Hall
<br />County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on June 13, 2005 as Instrument No, 0200505297.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on July 23, 2005, Grantor caused to be published in the
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1" & Locust Street,
<br />Grand Island, Hall County, Nebraska, at 2:00 p.m. on September 1, 2005. Publication of such notice
<br />was made for five consecutive weeks on July 23, 2005, July 30, 2005, August 6, 2005, August 13,
<br />2005 and August 20, 2005, the last publication being at least ten (10) days but not more than thirty
<br />(30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric 1 -1.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's
<br />Sale, offer said property for sale at public auction, and did sell the same to Grantee for the sum
<br />of $72,250.00, it being the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $72,250.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
