TRUSTEE'S DEED
<br />IN THE MATTER OF
<br />JAMES L. & JOHANNA M. COLE,
<br />DEBTORS.
<br />KNOW ALL MEN BY THESE PRESENTS THAT:

<br />CHAPTER 7
<br />WHEREAS, a voluntary Petition in Bankruptcy was filed by James L. Cole and Johanna M. Cole,
<br />hereinafter referred to as "Debtor ", whether one or more, in the United States Bankruptcy Court for the District of
<br />Nebraska on the 15th day of February, 2005, and said Debtor was duly adjudged bankrupt on the 12th day of April,
<br />2005; and
<br />WHEREAS, on the 16th day of February, 2005, by Order of said Court the undersigned was appointed
<br />Trustee of the estate and effects of said Debtor and is duly qualified and is now acting as such Trustee; and
<br />WHEREAS, since real property was already listed for sale at time the bankruptcy was filed, the Trustee
<br />honored said listing agreement and Trustee has authorized the private sale of the real property to Robert W. Galliart
<br />and Sharon J. Galliart, husband and wife, as joint tenants and not as tenants in common, hereinafter referred to as
<br />"Buyer ", whether one or more, for the amount of Eighty -seven Thousand and No /100 Dollars, ($87,000.00), the
<br />following described property, to -wit:
<br />Lot Seven (7) in Block Three (3), Woodbine Addition to the City of Grand Island, Hall County,
<br />Nebraska.
<br />NOW, THEREFORE, I, the undersigned Trustee in Bankruptcy of said Debtor, by virtue of the powers
<br />vested in me by the Bankruptcy Act and for other valuable consideration, do hereby grant, bargain, sell and convey
<br />to the said Buyer, its representatives, heirs and assigns forever, all my right, title and interest as such Trustee,
<br />subject to all encumbrances of record, the above described property.
<br />TO HAVE AND HOLD said property to the said Buyer, its representatives, heirs and assigns forever, as
<br />fully and completely as I, the undersigned as such Trustee, and of the Bankruptcy Act might or should sell and
<br />convey the same.
<br />The Trustee makes no representations or warranties herein and this Trustee's Deed is without recourse
<br />against said Trustee either individually or as such Trustee.
<br />IN WITNESS WHEREOF, I, the said Trustee in Bankruptcy, have hereunto set my hand this 24th day of
<br />August, 2005.

<br />personally came John A. Wolf, who is known to me to be the Trustee of the aforementioned Debtor, and to me
<br />known to be the identical person described in and who executed the foregoing Trustee's Deed, and he
<br />acknowledged his execution thereof to be his voluntary act and deed as such Trustee for the purposes therein set
<br />forth.
