<br />WILLIAM A. FRANCIS, as Successor Trustee, does hereby grant, transfer and convey, without
<br />covenant or warranty, expressed or implied, to PETER BRISTOL, (hereinafter called "Grantee "), the . o
<br />following described real property:
<br />Parcel 1:
<br />Lot One (1), Richmond Second Subdivision in the City of Grand Island, Hall County,
<br />Nebraska.
<br />Parcel 2:
<br />Lot Two (2), Crane Valley Second Subdivision in the City of Grand Island, Hall County,
<br />Nebraska.
<br />together with all buildings, improvements, fixtures, accessories and appurtenances thereto belonging.
<br />To have and to hold the above - described property unto the Grantee, its successors and assigns.
<br />This conveyance is made pursuant to the powers conferred upon the Trustee by a certain Deed of
<br />Trust dated the 30t�' day of November, 2001, executed by the Members of Shafer Development, L.L.C., a
<br />Nebraska Limited Liability Company, Trustor, as well as a Deed of Trust dated the 6t" day of January, 2003,
<br />executed by the Members of Shafer Development, L.L.C., a Nebraska Limited Liability Company, as
<br />Trustor. The Deeds of Trust were recorded as Instrument Numbers 200112585 and 200302538
<br />respectively.
<br />Default has occurred under the terms of said Deeds of Trust and the obligations secured thereby, as
<br />more particularly set forth in the Notice of Default recorded April 26, 2005, in the Office of the Hall County
<br />Register of Deeds. On April 29, 2005, a copy of the Notice of Default together with recording data shown
<br />thereon was mailed to the Trustor.
<br />After the lapse of not less than one (1) month, WILLIAM A. FRANCIS, as Successor Trustee,
<br />caused a Notice of Trustee's Sale to be published as required by law in The Grand Island Daily Independent,
<br />a newspaper having general circulation in Hall County, Nebraska. The publication was run once a week for
<br />five (5) consecutive weeks, with the last publication occurring on July 27, 2005. A copy of the published
<br />Notice of Trustee's Sale was mailed to the Trustor as required by law.
<br />All applicable statutory provisions of the Statutes of the State of Nebraska and all provisions of the
<br />above - described Deeds of Trust have been fully complied with as to the acts to be performed and notices to
<br />be given.
<br />The above - described real property was sold at public auction at the time and place of sale to the
<br />Grantee, it being the highest bidder at said sale, for the sum of Six Hundred Thirty -One Thousand Dollars
<br />($631,000.00).
<br />WITNESS WHEREOF, the undersign*ScessorTruste as executed this Trustee's Deed on
