EXHIBIT B PARCEL 1: A tract of land comprising a part of Lot Thirty -One (3 1) of Matthews Subdivision in the Northwest Quarter (NW 1/4) of Section Twenty -Seven (27), Township Eleven (11) North, Range Nine (9) West of the Sixth P.M., Hall County, Nebraska, and more particularly described as follows: Beginning at the Northeast corner of said Lot Thirty -One (31), also being a point on the West line of the property known as Thavenet Ice Pond Tract, thence running in a Southerly direction along the East line of Lot Thirty -One (3 1) (also being the West line of the Thavenet Ice Pond Tract), a distance of One Hundred Sixty -Six and Seventy -Five Hundredths (166.75) feet to the Southeast corner of Lot Thirty -One (31), (also being a corner of Thavenet Ice Pond Tract), thence running Southwesterly along the Southerly line of Lot Thirty -One (3 1) (also being a Northerly line of Thavenet Ice Pond Tract), a distance of Thirty (30.0) feet; thence running Northwesterly a distance of Two Hundred Four and Sixty -Five Hundredths (204.65) feet to a point on the North line of Lot Thirty -One (31), thence running Easterly along and upon the North line of Lot Thirty - One (3 1) a distance of One Hundred Twenty (120.0) feet to the point of beginning and containing 0.300 acres, more or less. PARCEL 2: 10.39 acres known as the Thavenet Ice Pond Tract in the Northwest Quarter (NWl /4) of Section Twenty -Seven (27), Township Eleven (11) North, Range Nine (9), West of the 6" P.M. in Hall County, Nebraska, particularly described in the deed from Margaretha Thavenet to William Thavenet, recorded in Book 46 of Deeds at page 197, together with the right -of -way described in said deed as modified by the agreement recorded in Book 0 of Miscellaneous Records at page 272, all records in the Office of the Register of Deeds of Hall County, Nebraska, subject to and with the benefit of all right-of-way agreements as above set forth, together with all tenements, hereditaments and appurtenances thereto belonging.
