<br />CORPORATE WARRANTY DEED
<br />BUCK'S RENTAL, INC., a Nebraska Corporation organized and existing under and by
<br />virtue of the laws of the State of Nebraska, for and in consideration of SEVENTY -FIVE
<br />THOUSAND DOLLARS ($75,000.00), receipt of which is hereby acknowledged, does hereby
<br />convey to FLORIBERTO SANCHEZ BENITEZ, Grantee, the following described real estate in
<br />Hall County, Nebraska:
<br />The Westerly 52' of Lot Seven (7), Block Ninety -Eight (98) of the Railroad Addition to the
<br />City of Grand Island, Hall County, Nebraska.
<br />together with all tenements, hereditaments, and appurtenances to the same belonging, and all the
<br />estate, title, interest, claim or demand whatsoever of said Grantor, of, in or to the same, or any part
<br />thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances, except as
<br />stated herein, excluding second half of 2004 real estate taxes and 2005 accrued real
<br />estate taxes that Grantee assumes and agrees to pay;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
<br />IN WITNESS WHEREOF, BUCK'S RENTA , INC. has caused these presents to be
