<br />Co. Licensed in the State Nebraska and have searched the records in the Register of
<br />Deeds Office in Hall County, Nebraska and state as follows:
<br />1. On December 30, 2003 Beverly Jean Jacobsen, Personal Representative of the
<br />Estate of Alice J. Anderson, Deceased conveyed title to Jack L. Jacobsen and
<br />Beverly J. Jacobsen, husband and wife by Personal Representative's Joint
<br />Tenancy Deed filed December 30, 2003 in the Register of Deeds Office as
<br />Document No. 200316580. On June 17, 2005 Jack L. Jacobsen and Beverly J.
<br />Jacobsen, husband and wife conveyed title to Michael R. Duncan by Warranty
<br />Deed filed June 17, 2005 in the Register of Deeds Office as Document No.
<br />200505493. The real estate was described as follows: The Southerly Sixty Six
<br />(66) feet of Lots One (1) and Two (2), Block Seventeen (17) in Ruff's Addition to
<br />the city of Grand Island, Hall County, Nebraska and all of Fractional Lot Two
<br />(2), in Fractional Block Seventeen (17) in Schimmer's Addition to the city of
<br />Grand Island, Hall County, Nebraska.
<br />2. There are no blocks shown on the Plat of Ruff s Addition and so the Real Estate
<br />should have been described as The Southerly Sixty Six (66) feet of Lots One (1)
<br />and Two (2) in Ruff s Addition to the city of Grand Island, Hall County,
<br />Nebraska and all of Fractional Lot Two (2) in Fractional Block Seventeen (17), in
<br />Schimmer's Addition to the city of Grand Island, Hall County, Nebraska. .
<br />The above described Deeds are describing one and the same property despite the
<br />discrepancy in legal.
