<br />Notice is hereby given that Matthew J. Lemburg, a single person, Trustor under a Deed of Trust
<br />recorded in the office of the Register of Deeds of Hall County, Nebraska, on April 1, 1999 as Instrument
<br />No. 99- 103382 and re- recorded April 8, 1999 as Instrument No. 99- 103681 and re- recorded May 5, 1999 as
<br />Instrument No. 99- 104681 of the Mortgage Records, which Deed of Trust conveyed the following described
<br />real estate, to -wit:
<br />Center 1/3 of Lot 1, of Windolph's Subdivision of a Part of the W1 /2NE1/4 and a Part of the
<br />El /2NW1 /4 of Section 14, Township 11 North, Range 9, West of the 6t' P.M., in Hall
<br />County, Nebraska, more particularly described as follows:
<br />Commencing at the Northeast corner of said Lot 1, running thence West of the North line of
<br />said Lot 1, a distance of 83.71 feet to the actual point of beginning, thence running South
<br />parallel with the East line of said Lot 1, a distance of 907.5 feet, running thence West
<br />parallel with the North line of said Lot 1, a distance of 83.71 feet, more or less, (said distance
<br />being the center 1/3 of said Lot at this point); thence running North parallel with the West
<br />line of said Lot 1, a distance of 907.5 feet to the North line of said Lot 1, being 83.71 feet
<br />East of the Northwest corner of said Lot 1; running East on the North line of said Lot 1, a
<br />distance of 83.71 feet to the point of beginning,
<br />has breached an obligation for which said trust property was conveyed as security and is in default under the
<br />terms of said Deed of Trust. The nature of such breach is as follows: Failure to pay the note secured by
<br />said Deed of Trust when due. On account of such breach, pursuant to said Deed of Trust the Assignee
<br />Beneficiary under said Deed of Trust has elected to sell or cause to be sold such trust property to satisfy said
<br />indebtedness.
<br />The above debt will be assumed valid unless you notify the undersigned in writing that you dispute
<br />the debt or any portion thereof within thirty (30) days from your receipt of this notice. If you notify the
<br />undersigned in writing within this time period, we will mail you a verification of the debt. In addition, if the
<br />original creditor is different from the above -named creditor, the name and address of the original creditor
<br />will be provided to you if you request this information in writing from the undersigned within thirty (30)
<br />days from your receipt of this notice. Despite the 30 -day period mentioned above, we are authorized to
<br />continue this collection action.
