<br />PARTNERSHIP WARRANTY DEED
<br />WJD Real Estate Limited Partnership, a Nebraska Partnership, GRANTOR, in consideration of U�
<br />Thirty -four Thousand Dollars ($34,000.00) received from GRANTEE, Kevin Neth, a single person,
<br />convey to GRANTEE the following described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Part of Lots Six (6) and Seven (7), in Block Fifteen (15), of Charles Wasmer's
<br />Addition to the City of Grand Island, Hall County, Nebraska, more particularly
<br />described as follows, to -wit: Commencing at the northwesterly corner of Lot 6,
<br />Block 15, in Charles Wasmer's Addition to the City of Grand Island, Nebraska,
<br />running thence in a southerly direction on the westerly line of said lot for a distance
<br />to 60 feet; thence turning a right angle and running in an easterly direction and
<br />parallel with the northerly line of Lots 6 and 7, in Block 15, of Charles Wasmer's
<br />Addition, for a distance of 60 feet; thence turning a right angle and running in a
<br />northerly direction for a distance of 26 feet; thence turning a right angle and running
<br />in an easterly direction parallel to the northerly line of Lot 7, for a distance of 20 feet
<br />to the easterly line of the westerly half of said Lot 7; thence turning a right angle and
<br />running in a northerly direction on the easterly line of the westerly half of said Lot
<br />7, for a distance of 34 feet to the northerly line of Lot 7; thence turning a right angle
<br />and running in a westerly direction on the northerly line of said Lots 6 and 7 for a
<br />distance of 80 feet to the place of beginning.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE that
<br />GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
