<br />The undersigned, Hastings Ventures L.L.C., a limited liability company, hereinafter
<br />called the Subdivider, as owner of a tract of land comprising a part of the West Half of the Southeast
<br />Quarter (W 1/2, SE1 /4) of Section. 2, Township 11 North, Range 10 West of the 6th P.M., in the City
<br />of Grand Island, Hall County, Nebraska, more particularly described as follows:
<br />Commencing at the southwest corner of Woodland Park Second
<br />Subdivision in the City of Grand Island, Hall County, Nebraska, said
<br />point also being on the west line of said W 1/2, SE 1 /4 and the point of
<br />beginning; thence on an assumed bearing of S88 °28'19 "E along the
<br />south line of said Woodland Park Second Subdivision a distance of
<br />415.33 feet to the southeast corner of Lot 4, Block 3 of said
<br />Woodland Park Second Subdivision; thence SO1 °31'41 "W a distance
<br />of 124.55 feet; thence S00 °22'12 "E a distance of 60.13 feet; thence
<br />SO I °31'41 "W a distance of 122.01 feet; thence N88 °28' 19 "W a
<br />distance of 409.84 feet to a point on the east right -of -way (R.O.W.)
<br />line of Independence Avenue, said line also being the west line of
<br />said W1/2, SE 1 /4; thence N00 °07'47 "E along said east R.O.W. line a
<br />distance of 306.75 feet to the point of beginning. Said tract contains
