The Grantor, Garrett Enterprises, Inc., a corporation
<br />organized and existing under and by virtue of the laws of the S
<br />State of Nebraska, in consideration of One Hundred Ninety
<br />Thousand and No /100 Dollars ($190,000.00) received from Grantees,
<br />does grant, bargain, sell, convey and confirm an undivided one -
<br />half (1/2) interest unto Michael W. Garrett and Delores K.
<br />Garrett, Trustees under the Michael W. Garrett Living Trust dated
<br />October 17, 2003, and an undivided one -half (1/2) interest unto
<br />Delores K. Garrett and Michael W. Garrett, Trustees under the
<br />Delores K. Garrett Living Trust dated October 17, 2003, herein
<br />called the Grantees, the following described real estate (as
<br />defined in Neb. Rev. Stat. 76 -201):
<br />The real estate described on Exhibit "A" hereto,
<br />excluding and excepting however that portion thereof
<br />previously conveyed to Marvin C. Mendyk and Jeri L.
<br />Mendyk in the Deed filed of record in the office of the
<br />Hall County Register of Deeds on April 14, 1995, as
<br />document No. 95- 102340.
<br />Grantor does hereby covenant with the Grantees and with
<br />Grantees' successors and assigns that Grantor is lawfully seized
<br />of said premises; that they are free from encumbrance, except
<br />easements and restrictions of record; that Grantor has good right
<br />and lawful authority to convey the same; and that Grantor
<br />warrants and will defend the title to said premises against the
<br />lawful claims of all persons whosoever.
