200504000 <br />DEED OF RECONVEYANCE <br />Dated: Mav 2 , 2005 <br />FOR VALUABLE CONSIDERATION, LEROY D. MASON, of Sidney, Cheyenne County, <br />Nebraska, as Beneficiary under the Deed of Trust executed by KENNETH FULTON MASON, as <br />Trustor to Jordan M. Ball, 1025 10' Avenue, City of Sidney, County of Cheyenne, State of <br />Nebraska, as Trustee for the benefit of the Beneficiary dated as of June 10, 2002, and recorded in the <br />Mortgage Records in the Office of the Register of Deeds of Hall County, Nebraska as Instrument <br />Number 0200502682, has requested in writing that this Deed of Reconveyance be executed and <br />delivered. <br />In accordance with the request of the Beneficiary, the Trustee reconveys without warranty <br />to the person or persons entitled thereto all the right, title, interest and claim acquired by the Trustee <br />pursuant to the Deed of Trust in the following: <br />A tract of land comprising a part of the Southeast Quarter of Section 27, Township <br />11 North, Range 10 West of the 6t' P.M., Hall County, Nebraska, and more <br />particularly described as follows: <br />Beginning at a point on the Northerly right -of -way line of the Union Pacific Railroad, <br />said point being Five Hundred Ninety One and Seven Tenths (591.7) feet <br />Northeasterly from the intersection of said right -of -way line with the West line of <br />said Southeast Quarter (SE 1/4); thence continuing Northeasterly along and upon said <br />right -of -way line, a distance of Ninety (90.0) feet, thence deflecting left 90o 00' and <br />running Northwesterly, a distance of One Hundred Forty Four (144.0) feet; thence <br />deflecting left 9000' and running Southwesterly and parallel to said right -of -way line <br />a distance of Ninety (90.0) feet thence deflecting left 9000' and running <br />Southeasterly a distance of One Hundred Forty Four (144.0) feet to the Point of <br />Beginning; and <br />A tract of land comprising part of the Southeast Quarter (SE 1 /4) of Section <br />Twenty -seven (27), Township Eleven (11) North, Range Ten (10) West of the 6'' <br />P.M., in Hall County, Nebraska, more particularly described as follows: Beginning <br />at the intersection of the west line of said Southeast Quarter (SE1 /4) of Section 27 <br />and the Northerly right -of -way line of the Union Pacific Railroad; thence <br />Northeasterly along said railroad right -of -way line a distance of Five Hundred <br />Ninety -one and Seven Tenths (591.7) feet; thence Northwesterly perpendicular to <br />said railroad right -of= -way line, a distance of One Hundred Forty-four (144.0) feet to <br />the ACTUAL place of beginning; thence continuing Northwesterly along the last - <br />described course produced, a distance of Sixty -one and Six Tenths (61.6) feet; thence <br />deflecting right 1140 49' and running easterly, a distance of Ninety -nine and Twelve <br />Hundredths (99.12) feet; thence deflecting right 650 I F and running Southeasterly, <br />a distance of Twenty (20.0) feet; thence running Southwesterly parallel to said <br />railroad right -of -way line a distance of Ninety (90.0) feet to the ACTUAL place of <br />beginning and containing 0.84 acres more or less. <br />"+ rdan M.
