a <br />20050389+7 <br />ASSIGNMENT OF AGREEMENT FOR WARRANTY DEED <br />For and in consideration of the sutra of ONE DOLLAR AND NO /100 ($1.00) and <br />other valuable consideration, the undersigned, RICHARD BUSBOOM and REBECCA <br />BUSBOOM, Husband and Wife, as ASSIGNOR, do hereby bargain, sell, transfer and <br />convey unto PIXY PALS, L.L.C., A Nebraska Limited Liability Company, ASSIGNEE, all <br />of our right, title and interest in and to a certain Agreement for Warranty Deed dated <br />November 10, 2000, executed by ASSIGNOR as Buyer wherein MICHAEL J. NOLAN and <br />BEVERLY E. NOLAN, Husband and Wife, as Seller, agreed to sell to Buyer, the <br />ASSIGNEE herein, the following described real estate: <br />West Forty-four feet (W 44') of Lot 2, Block 37, Original Town of Grand <br />Island, Hall County Nebraska <br />Doc, <br />This Assignment by ASSIGNOR is subject to the outstanding balance owed for the <br />purchase of the above described real estate and any unpaid real estate taxes levied against the <br />above described property which ASSIGNEE agrees to assume as its obligation. <br />The original Buyer, RICHARD BUSBOOM and REBECCA BUSBOOM shall <br />remain individually liable to Seller for the balance of the purchase price owed. <br />ASSIGNEE, PIXY PALS, L.L.C., hereby agrees to accept this assignment subject to <br />the outstanding balance including principal and interest owed on the purchase of the above <br />described property to MICHAEL J. NOLAN and BEVERLY E. NOLAN and the unpaid <br />real estate taxes levied against the above described property. <br />The parties agree by this agreement that ASSIGNEE, PIXY PALS, L.L.C., shall <br />receive a deed to the above described property from MICHAEL J. NOLAN and BEVERLY <br />E. NOLAN, Husband and Wife, upon payment of the balance of the purchase price owed <br />to the Seller pursuant to the agreement of November 10, 2000. <br />1 <br />
