<br />Island, Hall County, Nebraska,
<br />together with all tenements, hereditaments, and appurtenances to the same belonging, and all the estate, title,
<br />interest, claim or demand whatsoever of said Grantor, of in or to the same, or any part thereof; subject to
<br />easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances except as stated
<br />herein;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
