Baack, Attorney at Law, Trustee under a certain Deed of <br />Trust dated December 21, 2001, wherein Larry R. Heil and Helen J. Heil, Husband and Wife, <br />were the Trustors, which was filed for record in the office of the Register of Deeds of Hall <br />County, Nebraska, on December 28, 2001, as Instrument No. 200113456 and contains as trust <br />property, the following- described real estate: <br />Two tracts of land in the Southeast Quarter (SE '/4 ) of Section Twenty -Four (24) in <br />Township Eleven (11) North, Range Ten (10) West of the 6th P.M., Hall County, <br />Nebraska, more particularly described as follows: <br />TRACT 1: Beginning at the center of said Section 24, thence running southerly along <br />and upon the line through the center of said Section 24, a distance of 1,165.4 feet to a <br />point on the northerly right -of -way line of U.S. Highway No. 30; thence running <br />northeasterly along and upon said northerly right-of-way line of U.S. Highway No. 30, a <br />distance of 1,384.3 feet to the actual place of beginning; thence running northwesterly <br />perpendicular to said northern right-of-way line of U.S. Highway No. 30, a distance of <br />200.0 feet; thence running northeasterly parallel to said northerly right -of -way line of <br />U.S. Highway No. 30, a distance of 128.7 feet; thence running southerly, a distance of <br />234.7 feet to a point on said northerly right -of -way line of U.S. Highway No. 30; thence <br />running southwesterly along and upon said northerly right-of-way line of U.S. Highway <br />No. 30, a distance of 5.83 feet to the actual place of beginning, and containing 0.309 <br />acres, more or less, as surveyed, and <br />TRACT 2: Beginning at the center of said Section 24; thence running southerly along <br />and upon the line through the center of said Section 24, a distance of 1,165.4 feet to a <br />point on the northerly right -of -way line of U.S. Highway No. 30; thence running <br />northeasterly along and upon said northerly right -of -way line of U.S. Highway No. 30, a <br />distance of 1,684.3 feet to the actual place of beginning; thence running northwesterly <br />perpendicular to said northerly right-of-way line of U.S. Highway No. 30, a distance of <br />195.8 feet; thence running southerly a distance of 226.8 feet to a point on said northerly <br />right -of -way line of U.S. Highway No. 30; thence running northeasterly along and upon <br />said northerly right-of-way line of U.S. Highway No. 30, a distance of 114.57 feet to the <br />actual place of beginning, and containing 0.257 acres more or less, as surveyed, and <br />A tract of land in the Northwest Quarter of the Southeast Quarter (NW '/4 SE '/4 ) of <br />Section Twenty -Four (24), Township Eleven (11) North, Range Ten (10) West of the 6th <br />P.M., described as beginning at a point on North Right -of -way line of the Union Pacific <br />Railroad Company, said point being located 1,184.3 feet northeasterly along said right - <br />of -way line from its intersection with the North -South line through the center of said <br />Section 24, said point of intersection being located 1,165.4 feet more or less South of the <br />center of said Section 24; thence northwesterly 200 feet perpendicular to said right -of- <br />way line; thence northeasterly 200 feet parallel to said right-of-way line; thence <br />southeasterly 200 feet to a point on said right -of -way line; thence southwesterly 200 feet <br />along said right -of -way line to the point of beginning, and containing 0.918 acres, more <br />or less, EXCEPTING a certain tract deeded to the State of Nebraska as shown in <br />Warranty Deed recorded as Document No. 78- 001.321. <br />together with all improvements now or hereafter erected on the property, and all easements, <br />appurtenances, fixtures now or hereafter a part of the property, including all replacements and <br />additions thereto, which were referred to in such Deed of Trust as the "Property ", hereby gives <br />notice of default of said Trustors for the reason that the said Trustors have failed to make the <br />payments of principal and interest due in respect to the Note secured by that Deed of Trust. <br />
