WARRANTY DEED <br />200502878 <br />RONALD E. BODIE, A SINGLE PERSON, GRANTOR in consideration of <br />ONE DOLLAR ($1.00) and other valuable consideration received from <br />Grantee, BONNIE G. KOEPKE conveys to GRANTEE, the following <br />described real estate (as defined in Neb. Rev. Stat. 76 -201): <br />Part of Lot Three (3), Block Sixty Six (66), Original Town, now Grand <br />Island, Hall County, Nebraska, more particularly described as follows: <br />Commencing at the Northwesterly corner of said Lot 3, running thence <br />southerly on the westerly line of said Lot 88 feet, thence easterly at <br />right angles 17 14 feet, running thence at right angles in a southerly <br />direction 44 feet to the alley in said block, running thence easterly at <br />right angles on the southerly line of said lot 26 '�s feet, thence at <br />right angles northerly for a distance of 132 feet to the northerly line <br />of said lot, running thence westerly at right angles on the northerly <br />line of said lot for a distance of 44 feet to the place of beginning. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br />(1) is lawfully seised of such real estate and that it is free from <br />encumbrances except easements and restrictions of record; <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend title to the real estate against the lawful <br />claims of all persons. <br />EXECUTED Gbh C�' !
