<br />SPECIAL WARRANTY DEED
<br />Grand Island Bickford Cottage, LLC, a limited liability company organized and existing under the laws of
<br />the State of Kansas ( "GRANTOR ") formerly known as Grand Island Sterling House, L.L.C. and said name was
<br />changed with the Secretary of State, in consideration of One Dollar and other good and valuable consideration
<br />received from Dale M. Schwader and Peggy M. Schwader ( "GRANTEES "), conveys to GRANTEES, the following
<br />described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Lot 1. BRENTWOOD SIXTH Subdivision, in the City of Grand Island, Mall County, Nebraska.
<br />GRANTOR covenants with GRANTEES that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances,
<br />subject, however, to easements, restrictions, covenants, leases, agreements, and
<br />other encumbrances of record;
<br />(2) has legal power and lawful authority to convey the same; and
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
<br />persons claiming the same or any part thereof through, by or under Grantor.
