PUBLIC LANDSCAPE EASEMENT
<br />KWM COMPANY, a partnership, of Grand Island, NE, herein called the Grantors, in
<br />consideration of ONE DOLLAR ($1.00) and other consideration, receipt of which is hereby
<br />acknowledged, hereby grant and convey unto the
<br />CITY OF GRAND ISLAND, NEBRASKA,
<br />a municipal corporation in Hall County, State of Nebraska, herein called the Grantee, a
<br />permanent and perpetual easement for the purpose of Landscaping and the subsequent
<br />maintenance of same upon, over, along, across, in, underneath and through a tract of land located
<br />in part of the southeast quarter (SE 1 /4) of Section 21, Township 11 north, Range 9 west of the
<br />6th P.M., City of Grand Island, Hall County, Nebraska and more particularly described as
<br />follows:
<br />commencing at the northeast corner of JNW Subdivision, City of Grand Island; thence on
<br />an assumed bearing of S89 °55'08 "W along the north line of said JNW Subdivision a
<br />distance of 6.92 feet to a point being the northeast corner of lot 1 of said JNW
<br />Subdivision; thence N01 °05'06 "W a distance of 27.22 feet to the point of beginning, said
<br />point also being a point of curvature; thence around a curve in a clockwise direction
<br />having a delta angle of 05 °20'30 ", an arc length of 2.33 feet, a radius of 25.00 feet and a
<br />chord bearing S63 013'41 "W for a distance of 2.33 feet to a point of continued curvature;
<br />thence around a curve in a clockwise direction having a delta angle of 112 °57'20 ", an arc
<br />length of 9.86 feet, a radius of 5.00 feet and a chord bearing N57 037'25 "W for a distance
<br />of 8.34 feet; thence N01 °08'45 "W a distance of 15.30 feet; thence S88 °51'1 5"W a
<br />distance of 4.42 feet; thence N01 °01'58 "W a distance of 54.24 feet; thence S88 °50'22 "W
