<br />commencing at the Northeast corner of Lot 1 of JNW Subdivision in the City of Grand
<br />Island, Hall County, Nebraska, said point also being the point of beginning; thence on an
<br />assumed bearing of S89 °21'24 "W along the north line of said Lot 1 a distance of 48.10
<br />feet; thence N01 °08'45 "W a distance of 23.00 feet; thence N89 °21'24 "E a distance of
<br />48.1.3 feet; thence S01 °05'06 "E a distance of 23.00 feet to the point of beginning. Said
<br />permanent Ingress /Egress Easement contains 1,106.64 square feet or 0.0254 acres more
<br />or less
