<br />KNOW ALL MEN BY THESE PRESENTS:
<br />That a Deed of Trust was made and entered into on or about August 6, 1993, by and between
<br />Dale Bradley Dunbar and Tammy Rae McConnell, both single persons, as Trustors, and Columbus
<br />Federal Savings Bank, Beneficiary, wherein Columbus Federal Savings Bank was named Trustee. This
<br />Deed of Trust was recorded August 6, 1993 in the Records of the Register of Deeds of Hall County,
<br />Nebraska as Instrument No. 93- 106705. Said Deed of Trust was modified by a Loan Modification
<br />Agreement, recorded on April 14, 2004, as Instrument Number 0200403641.
<br />On or about August 17, 1993, Columbus Federal Savings Bank, Beneficiary, assigned all of its
<br />right, title and beneficial interest in the Deed of Trust to Principal Mutual Life Insurance Company. The
<br />Assignment was recorded August 30, 1993, in the office of the Register of Deeds of Hall County,
<br />Nebraska, as Instrument No. 93- 107470.
<br />On or about May 18, 1994, Principal Mutual Life Insurance Company, Beneficiary, assigned all
<br />of its right, title and beneficial interest in the Deed of Trust to Principal Residential Mortgage, Inc. The
<br />Assignment was recorded August 24, 1994, in the office of the Register of Deeds of Hall County,
<br />Nebraska, as Instrument No. 94- 107056.
<br />Camille R. Hawk, Attorney at Law, has been appointed Successor Trustee, pursuant to a
<br />Substitution of Trustee filed 'or record with the Register of Deeds of Hall County, Nebraska.
<br />Hereinafter the Successor Trustee, Camille R. Hawk, Attorney at Law, will be referred to as
<br />GRANTOR.
<br />The GRANTOR in consideration of Seventy -Eight Thousand Seven Hundred Twenty -Three
<br />Dollars and Seventy -Six Cents ($78,723.76) and other valuable consideration received from Principal
<br />Residential Mortgage, Inc., hereinafter GRANTEE, does hereby grant, bargain, sell, convey and
<br />confirm unto GRANTEE the following described real property in Hall County, Nebraska:
<br />The North One Half (N1/2) of Lot Thirteen (13) and all of Lot Fourteen (14), in Block
<br />Three (3), Lambert's Second Addition to the City of Grand Island, Hall County,
<br />Nebraska
<br />To have and to hold the above- described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the GRANTEE, and to the GRANTEE'S successors and assigns
<br />forever.
<br />GRANTOR does hereby covenant with the GRANTEE and with the GRANTEE'S successors
<br />and assigns:
<br />(1) That Dale Bradley Dunbar and Tammy Rae McConnell, both single persons, as Trustors.
<br />failed to pay the Beneficiary payments which were contractually due, and the GRANTOR, at the request
<br />of the Beneficiary, elected to declare the entire unpaid principal balance, together with interest thereon,
<br />at once immediately due and payable.
<br />(2) That a Notice of Default was recorded by GRANTOR on September 7, 2004, as
<br />Instrument No. 2004 - 08933, in the records of the Register of Deeds, Hall County, Nebraska. Within ten
<br />(1.0) days thereafter, a copy of the recorded Notice of Default was mailed by certified mail, postage
<br />prepaid, to all parties entitled to notice, pursuant to said Deed of Trust and in compliance with Neb. Rev.
<br />Stat. § 76 -1008 (Reissue 2003).
