CLEO E. (ALBRIGHT) WOODYARD AND WYMAN M. WOODYARD, wife and
<br />husband, each in her and his own right and as spouse of the
<br />other, herein called the Grantors, for and in consideration of
<br />the sum of ONE DOLLAR ($1.00), LOVE AND AFFECTION, received from
<br />Grantees, do grant, bargain, sell, convey and confirm unto DONALD
<br />L. ALBRIGHT AND JOANN S. ALBRIGHT, husband and wife, as joint
<br />tenants with right of survivorship and not as tenants in common,
<br />herein called the Grantees, the following described real estate
<br />situated in Hall County, Nebraska:
<br />Lot Six (6) in Block Five (5) in "Country Club
<br />Subdivision," being a part of the East Half of the
<br />Northwest Quarter (E'- �NW'-4) of Section Twenty- -eight (28) ,
<br />in Township Eleven (11) North, Range Nine (9), West of
<br />the 6th P.M., Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the premises above described, together
<br />with all the tenements, hereditaments and appurtenances thereunto
<br />belonging, unto the said Grantees and to Grantees' heirs and
<br />assigns of the survivor of them forever. And Grantors hereby
<br />covenant with the said Grantees and with Grantees' heirs and
<br />assigns, that Grantors are lawfully seized of said premises, that
<br />they are free from encumbrance, except easements and restrictions
<br />of record; and that Grantors have good right and lawful authority
<br />to sell the same; and Grantors hereby covenant to warrant and
<br />defend the title to said premises against the lawful claims of
<br />all persons claiming the same or any part thereof through, by or
<br />under Grantors. And the said Grantors hereby relinquish all
<br />right, title, claim and interest in and to the above described
<br />premises.
<br />It is the intention of all parties hereto that in the event
<br />of the death of either of the Grantees, the entire fee simple
<br />title to the real estate shall vest in the surviving Grantee.
