<br />You an: hereby notified rhat Troy J. Beem and Tricia A. Beem, husband and wife, Trustors, did
<br />on or about November 23, 2001, make, execute and deliver to Michael F. Kivett, Attorney at Law, as
<br />Trustee, a Deed of Trust wherein said Trustors conveyed the following described real property:

<br />"All that certain lot or parcel of land situate in Hall County, Nebraska, known and described as
<br />being Lot 79 in Hagges' Subdivision, to the City of Grand Island, Hall County, Nebraska"
<br />
<br />as security for repayment of a loan which the Trustors obtained from CitiFinancial, Inc. (MD),
<br />Beneficiary of said Deed of Trust, which Deed of Trust was recorded on November 28, 2001 as
<br />Instrument No. 0200112192, Mortgage Records, in the office of the Register of Deeds of Hall County,
<br />Nebraska.
<br />
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for
<br />which the trust property was conveyed as security, to.wit, that the Trustors have failed to pay the
<br />Beneficiary payments which were contractually due on July 1, 2005 through October 1,2005, together
<br />with interest accruing thereon.
<br />
<br />You are further notified that the undersigned Trustee, at the request of the Beneficiary has
<br />elected to declare the entire unpaid principal balance, together with interest thereon at once due and
<br />p~yable and has elected to sell or cause to be sold the real property described in said Deed of Trust to
<br />satisfy said obligation.
<br />
