<br />JACK B. VOSS AND WILMA L. VOSS, husband and wife, herein
<br />called the Grantors, for and in consideration of the sum of ONE �\
<br />DOLLAR ($1.00) AND OTHER GOOD AND VALUABLE CONSIDERATION received
<br />from DAVID VOSS, herein called the Grantee, does grant bargain,
<br />sell, convey and confirm unto Grantee, son of Grantors, the land
<br />only, the following described real estate situated in Hall
<br />County, Nebraska:
<br />Lot Three (3), Commonwealth Business Park
<br />Subdivision, an addition to the City of Grand
<br />Island, Hall County, Nebraska.
<br />Grantor Jack B. Voss does hereby reserve and keep unto
<br />himself the building which is located upon the above described
<br />real estate, together with an easement over and across the real
<br />estate for ingress and egress thereto and the maintenance
<br />thereof. For all purposes Grantor Jack B. Voss continues to be
<br />the sole owner of the building located upon the real estate and
<br />Grantee is the owner of the land, subject only to the above
<br />reserved easement.
<br />Grantors hereby warrant that they are lawfully seized of the
<br />land conveyed hereby, that they have good right and lawful
<br />authority to convey the same and they will defend the title to
<br />said land against the lawful claims of all persons whomsoever.
