<br />THE GRANTOR, the Colorado- Nebraska District of the Wesleyan Church, Incorporated, f/k/a The

<br />IN CONSIDERATION of One Dollar and other valuable consideration receipt of which is hereby
<br />acknowledged, conveys to Edwin R. Garcia and Andrea Garcia, husband and wife as Joint Tenants and not
<br />as tenants in common. Grantee, the following described real estate (as defined in Neb. Rev. Stat 76 -201) in
<br />Hall County, Nebraska:
<br />"The Easterly sixty eight (68) feet of Lot Ten (10), and the Westerly Four (4) feet of Lot Eleven
<br />(11) all in Block One (1), in Knichrehm 's Sixth Addition to the City of Grand Island, Hall County,
<br />Nebraska " according to the recorded plat thereof with common address of 211 East 22nd Street,
<br />Grand Island, NE 688011
<br />The Grantor covenants with the Grantee that Grantor:
<br />1) is lawfully seized of such real estate and that it is free of encumbrances subject to easements,
<br />reservations, covenants and restrictions of record and subject to all regular taxes and special
<br />assessments.
<br />2) Has legal power and lawful authority to convey the same;
<br />3) Warrants and will defend the title to the real estate against the lawful claims of all persons.
