<br />Laverna E. Reimers and Patricia A. Smith, Grantors, in
<br />consideration of One Dollar ($1.00) and other good and valuable
<br />consideration, receipt of which is hereby acknowledged, conveys to
<br />Laverna E. Reimers, Grantee, the following described real estate
<br />(as defined in Neb. Rev. Stat. 76 -201) in Hall County, Nebraska:
<br />A tract of land comprising a part of Lot "H" Joehnck's Subdivision,
<br />situated in the Southeast Quarter (SE1 /) of Section Fifteen (15) ,
<br />Township Eleven (11) North, Range Nine (9), West of the 6th P.M.,
<br />in Hall County, Nebraska, more particularly described as follows:
<br />Beginning at a point on the Northerly line of Bismark Road, said
<br />point being Three Hundred Eighteen and Forty -two Hundredths
<br />(318.42) Feet East of the Southeast corner of Lot Six (6), Walkers
<br />Subdivision; thence continuing Easterly along said North line of
<br />Bismark Road, a distance of Eighty (80) Feet, to a point One
<br />Hundred Twenty -one and Thirty -four Hundredths (121.34) Feet West of
<br />the Southwesterly line of Cherry Street; thence deflecting left 900
<br />16' and running Northerly, a distance of One Hundred Forty -two
<br />(142.0) Feet; thence deflecting left 1180 34' and running
<br />Southwesterly, a distance of Ninety -one and Thirty -three Hundredths
<br />(91.33) Feet; thence deflecting left 610 26' and running Southerly
<br />a distance of Ninety -seven and Nine Tenths (97.9) Feet to the place
<br />of beginning and containing 0.221 acres, more or less, together
<br />with an easement extending Easterly from said real estate to Cherry
<br />Street along and across the land immediately adjoining said real
<br />estate to the East thereof, for the purpose of maintaining,
<br />replacing or repairing the presently existing sanitary sewer line
<br />which serves the aforedescribed real estate, which said easement
<br />shall automatically terminate when an easement for such sanitary
<br />sewer purposes is provided to serve the real estate conveyed hereby
<br />at the Northerly end thereof.
<br />Grantors covenant (jointly and severally, if more than one)
<br />with the Grantee that Grantors:
<br />(1) are lawfully seised of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record
<br />(2) have legal power and lawful authority to convey the same;
