<br />of land conveyed to the State of Nebraska for highway right- of-way purposes by Deeds
<br />recorded in Book 78, Page 254, in Book 120, Page 281, and in Book 150, Page 366; and
<br />Further excepting therefrom a tract of land on which buildings are situated more
<br />particularly described as follows:
<br />Lot One (1), Thompson Subdivision, Hall County, Nebraska
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances except easements,
<br />restrictions of record and public road right -of -way;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
