<br />(74) and proceeding in a Northwesterly direction along
<br />and upon the East line of Block Seventy -four (74) a
<br />distance of One Hundred Thirty -two Feet (1321) to the
<br />alley in said Block, thence proceeding in a Southwesterly
<br />direction a distance of Sixty -six Feet (66') , thence
<br />proceeding in a Southeasterly direction along and upon a
<br />line parallel to the East line of said Block Seventy -four
<br />(74) a distance of One Hundred Thirty -two Feet (1321) to
<br />the South line of Block Seventy -four (74), thence in a
<br />Northeasterly direction along said line a distance of
<br />Sixty -six Feet (661) to the point of beginning.
<br />Grantors covenant (jointly and severally) with the Grantees
<br />that Grantors:
<br />(1) are lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />(2) have legal power and - iawful authority to convey the same;
<br />(3) warrant and will defend the title to the real estate
<br />against the lawful claims of all persons.
