<br />7 and hereinafter designated as "Landlord," and HANCOCK
<br />8 FABRICS, INC., a Delaware corporation, hereinafter designated

<br />13 Landlord hereby leases, demises and lets unto
<br />14 Tenant, and Tenant hereby leases and takes from Landlord, a
<br />15 portion of that certain real property situate in the City of
<br />16 Grand Island, County of Hall, State of Nebraska, described in
<br />17 Exhibit A, attached hereto and made a part hereof, which
<br />18 portion is depicted as cross - hatched on Exhibit B, attached
<br />19 hereto and made a part hereof.

<br />21 This lease is made upon all the terms and
<br />22 conditions set forth in that certain lease agreement of even
<br />23 date herewith between Landlord and Tenant relating to said
<br />24 property, all of which terms and conditions are made a part
<br />25 hereof.

<br />27 The term of this lease shall be ten (10) years
<br />28 commencing on the first to occur of the opening of Tenant's
<br />29 store on the demised premises or the satisfaction of certain
<br />30 conditions set forth in said lease agreement.

<br />33 extend the term thereof for two (2) consecutive terms of five
<br />34 (5) years each, upon notice from Tenant to Landlord as

<br />38 invitees, certain ingress and egress and parking privileges
<br />39 and contains restrictions affecting the extent of parking
