John C. Copple and V. Ann Copple, husband and wife, herein called the grantor whether

<br />($175,000.00) received from grantees, does grant, bargain, sell, convey and confirm unto
<br />Jason J. Morledge and Lisa A. Morledge, husband and wife, as joint tenants and not as

<br />To have and to hold the above described premises together with all tenements,

<br />And grantor does hereby covenant with the grantees that grantor is lawfully seized
<br />of said premises and that it is free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
