<br />TRUSTEE'S DEED
<br />This instrument, made this -76 day of July, 2002, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on October 16, 1998 as Instrument
<br />No. 98- 110168 of the Mortgage Records in the office of the Register of Deeds of Hall County,
<br />Nebraska, and Federal Home Loan Mortgage Corporation, hereinafter called "Grantee ":
<br />WHEREAS, on April 25, 2002, Eric II. Lindquist, as Successor Tmstee, executed a Notice
<br />of Default pursuant to which notice was given to Douglas M. Harders and Dolores T. Hardens,
<br />husband and wife, Tmstors, under that certain Deed of Trust recorded on October 16, 1998 as
<br />Instrument No. 98-110168 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, covering that certain premises described as:
<br />LOT 2, BLOCK 3, WAGGENER SUBDIVISION, CITY OF GRAND ISLAND, HALL
<br />COONTY,NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed 1'or record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on May 6, 2002 as Instnunent No. 0200204863 of the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of 1'mst and in compliance with Section 76 -1008 R.K.S. Nebraska.
<br />Subsequent thereto, beginning on June 12, 2002, Grantor caused to be published in the
<br />Norfolk Daily News, a newspaper having a general circulation in Hall County, Nebraska, a Notice
<br />of Trustee's Sale setting forth a description of the property to be sold and stating that the described
<br />property would be sold at public auction to the highest bidder for cash or certified or cashier's
<br />check, at the lower level lobby of the Hall County Courthouse, 1" & Locust Street, Grand Island,
<br />Hall County, Nebraska at 10:00 a.m. on July 25, 2002. Publication of such notice was made for
<br />five consecutive weeks on June 12, 2002, June 19, 2002, June 26, 2002, July 3, 2002 and July 10,
<br />2002, the last publication being at least ten (10) days but not more than thirty (30) days prior to the
<br />date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Tmstee's Sale, John B. McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale,
<br />offer said property for sale at public auction, and did sell the same to Wells Fargo Home Mortgage,
<br />Inc., f/k/a Norwest Mortgage, Inc., for the sum of $68,809.48 it being the highest bidder therefor.
<br />Wells Fargo Home Mortgage, Inc., f/k/a Norwest Mortgage, Inc. has assigned all of its right, title,
<br />and interest in and to such bid to Grantee.
