<br />and described as follows: commencing at the east quarter corner of said Section 15; thence along the east line
<br />of said Section, North 00 degrees 01 minutes 13 seconds Fast a distance of 66.0 feet; thence parallel with and
<br />66 feet northerly, measured at right angles, from the east -west centerline of said Section 15, North 89 degrees,
<br />39 minutes West, a distance of 27.0 feet to the TRUE POM OF BEGINNING; thence continuing parallel with said

<br />And grantor does hereby covenant with the grantees and with their assigns and with the heirs and assigns
<br />of the survivor of them that grantor is lawfully seised of said premises; that they are free from encumbrance
<br />except mortgages of record which grantees assume.
<br />that grantor has good right and lawful authority to convey the same; and that grantor warrants and will defend
<br />the title to said premises against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire
<br />fee simple title to the real estate shall vest in the surviving grantee.
