B. C. M., INC., a Corporation organized and existing under and
<br />by virtue of the laws of the State of Nebraska, for and in
<br />consideration of Fifty -One Thousand One Hundred Fifty Dollars
<br />($51,150), receipt of which is hereby acknowledged, does hereby
<br />convey to MARTIN ALVAREZ, a married person, Grantee, the following
<br />described real estate in Hall County, Nebraska:
<br />Lot Seven (7), Block One (1), Wiebe's Addition to the
<br />City of Grand Island, Hall County, Nebraska,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
