<br />the intersection of the southeasterly right -of -way line of the Union Pacific Railroad with the east line of said
<br />Southeast Quarter (SE 114); thence southwesterly along said railroad right-of-way M& a distance of 911.58 feet;
<br />thence southerly parallel to the east line of said Southeast Quarter (SE 1/4) a distance of 873.08 feet; thence
<br />northeasterly parallel to said southeasterly railroad right -of -way line a distance of 91 1.58 feet to the east line of said
<br />Southeast Quarter (SE 1/4); thence northerly along the east line of said Southeast Quarter (SE 1/4) a distance of
<br />873.08 feet to the place of beginning EXCEPTING a certain tract deeded to Nebraska Public Power
<br />District more particularly described in Warranty Deed recorded as Documnet No. 96- 101244.
<br />GRANTOR convenants (jointly and severally, if more than one) with GRANTEE that GRANTOR:
<br />is lawfully seized of such real estate and that it is free from encumbrances except easement,
<br />covenants, and restrictions of record;
<br />2. has legal power and lawful authority to convey the same;
<br />3. warrants and will defend the title to the real estate against the lawful claims of all persons.
