<br />TO WHOM IT MAY CONCERN:
<br />You arc hereby notified that Scott M. Maiming, a single person and Niki N. Cooper, a single person, as
<br />Trusters, did an or about Much 28, 1996, make, execute and deliver unto Columbus Federal Savings Bank 'Fmstee, a
<br />Decd of Trust wherein said Trustors conveyed the following- described real property:
<br />Lot Two (2), Block Sixteen (16), in Original Town, now City of Grand Island, Hall
<br />County, Nebraska
<br />as security for repayment of a loan which the Tr istors obtained from Columbus Federal Savings Bank, Beneficiary of
<br />said Decd of Trust which was recorded on March 29, 1996, in the office of the Register of Deeds of hall County,
<br />Nebraska, as Instrument No. 96- 102274.
<br />On or about April 2, 1996, Columbus Federal Savings Bank, Beneficiary, assigned all of its right, title and
<br />beneficial interest in the Deed of Trust to Principal Residential Mortgage, Inc. The Assibmmcnt was recorded April 11,
<br />1996, in the office of the Register of Deeds of Hall County, Nebraska, as Instrument No. 96- 102661 and re- recorded
<br />July 24, 1996 as Instrument No. 96- 105713.
<br />On or about October 21, 1999, Wayne B. Manning assumed full liability and position, as Trustor, of said Decd
<br />of Trust and Note by virtue of a Nebraska Substitution of Liability filed in the office of the Register of Deeds of hall
<br />Comity, as Instrument No. 99 -1 11762.
<br />Camille R. Hawk, Attorney at Law, has been appointed Successor Trustee, pursuant to a Substitution of
<br />Trustee filed for record with the Register of Deeds of Hall County, Nebraska
<br />You we further notified that there has occurred a breach of an obligation of the Truslor for which the Trust
<br />property was conveyed as security, to -wit, that the Truster has failed to pay the Beneficiary payments that were
<br />contractually due.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid principal balance, together
<br />with interest thereon, at once due and payable, and the Trustee has elected to sell or cause to be sold the real property
<br />described in said Deed of Trust to satisfy said obligation.
