DECLARATION OF RESTRICTIVE COVENANTS
<br />AND SUBDIVISION RESTRICTIONS
<br />FOR COUNTRY MEADOWS SUBDIVISION, FIRST ADDITION
<br />THE MEADOWS APARTMENT HOMES, L.L.C., A Nebraska Limited
<br />Liability Company, being the owner of all that certain real estate
<br />designated and described as Country Meadows Subdivision, First
<br />Addition, to the City of Grand Island, Hall County, Nebraska, does
<br />hereby make and declare said lots to be subject to the following
<br />Restrictions and Covenants:
<br />1. Land Use and Building Type. No lots shall be used except
<br />for residential purposes. No building shall be erected, altered,
<br />placed, or permitted to remain on Lots 1 through 16 and 19 through
<br />39, other than one detached single family dwelling not to exceed
<br />two and one -half (2 1/2) stories or 38' in height and a private
<br />garage. Lots 17 and 18 may contain multi - family residential
<br />townhomes or duplexes. All homes shall be conventional stick -built
<br />homes erected on site and no manufactured or prefabricated homes
<br />shall be constructed on any lots in the Subdivision. No trailer,
<br />motor home, basement, tent, garage, shack, or other unsightly
<br />outbuildings shall be used in the Subdivision as a dwelling at any
<br />time, nor shall any structure of a temporary character be used as
<br />a residence. No building or dwelling house shall be moved into the
<br />Subdivision and placed upon a residential lot.
<br />Fences will be permitted but shall not exceed 42" in height.
<br />No steel prefabricated accessory building may be placed upon
<br />any lot. Unattached accessory buildings are allowed and should be
<br />compatible with the look of the house. Steel buildings are
<br />allowed, but no steel prefab or other prefab building material
<br />accessory buildings shall be placed upon any lot.
<br />No mercury or sodium vapor lights are allowed on any lot.
<br />City - installed street lighting is exempted from this lighting
<br />restriction.
<br />2. Dwelling Cost Ouality and Size. No dwelling shall be
<br />permitted on any lot at a cost of less than $90,000.00 based upon
<br />cost levels prevailing on the date these Covenants are recorded, it
<br />being the intention and purpose of the Covenant to assure that all
