<br />TRUSTEE'S DEED
<br />This instrument, made this day of June, 2002, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on July 8, 1999 as Instrument No.
<br />99- 106889 of the Mortgage Records in the office of the Register of Deeds of Hall County,
<br />Nebraska, and Baasch Realty & Insurance, Inc., hereinafter called "Grantee ":
<br />WHEREAS, on March 19, 2002, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was given to Sharon S. Wit, an unmarried person, Trustor,
<br />under that certain Deed of Trust recorded on July 8, 1999 as Instrument No. 99- 106889 of the
<br />Mortgage Records in the office of the Register of Deeds of Hall County, Nebraska, covering that
<br />certain premises described as:
<br />LOT FIVE (5), BLOCK EIGHT (8), SHERIDAN PLACE ADDITION TO THE
<br />CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 22, 2002 as Instrument No. 2002 -03096 of the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on May 3, 2002, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 15` & Locust Street, Grand
<br />Island, Hall County, Nebraska, at 10:00 a.m. on June 13, 2002. Publication of such notice was
<br />made for five consecutive weeks on May 3, 2002, May 10, 2002, May 17, 2002, May 24, 2002 and
<br />May 31, 2002, the last publication being at least ten (10) days but not more than thirty (30) days
<br />prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale,
<br />offer said property for sale at public auction, and did sell the same to Grantee, for the sum of
<br />$50,250.00, it being the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $50,250.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
<br />Sharon S. Wit, an unmarried person, and her successors in interest, were seized or possessed at the
