<br />TRUSTEE'S DEED
<br />This instrument, made this U3 day of April, 2002, between Eric H. Lindquist, a member of the
<br />Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to a power of sale
<br />contained in that certain Deed of Trust recorded on August 17, 1995 as Document No. 95- 105558 of the
<br />Mortgage Records in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary of the
<br />Department of Housing and Urban Development, hereinafter called "Grantee ":
<br />WHEREAS, on December 28, 2001, Eric H. Lindquist, as Successor Trustee, executed a Notice of
<br />Default pursuant to which notice was given to Sandy L. Sealock, a single person, Trustor, under that certain
<br />Deed of Trust recorded on August 17, 1995 as Document No. 95- 105558 of the Mortgage Records in the
<br />office of the Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />A part of Block 2, Koehler Subdivision, located upon a part of the SE 1/4 SW 1/4 of Section
<br />15, Township I 1 North, Range 9 West of the 6" P.M., Hall County and a part of Lot 14, of
<br />the County Subdivision of the WI/2 SWl /4 of Section 15, Township 11 North, Range 9
<br />West of the 66' P.M., Hall County, Nebraska more particularly described as follows to -wit:
<br />Commencing at a point on the North boundary line of said Block which point is 160 feet
<br />East of the Northwest corner of said Block, running thence South parallel with the West
<br />boundary line of said Block for a distance of 204.9 feet to a point on the Northerly
<br />boundary line of the Belt Line of the Chicago, Burlington & Quincy Railroad Company,
<br />running thence in a Northeasterly direction along and upon said Northerly boundary line of
<br />said Belt Line for a distance of 62.8 feet, running thence Northerly parallel with the
<br />Westerly boundary line of said Block, for a distance of 175 feet to the North line of said
<br />Block, running thence West along and upon said North boundary line of said Block for a
<br />distance of 55 feet to the place of beginning,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting forth the
<br />nature of such breach and of his election to sell or cause to be sold such property to satisfy the obligation.
<br />Said Notice of Default was filed for record in the Office of the Register of Deeds of Hall County, Nebraska,
<br />on January 2, 2002 as Instrument No. 2002 -00023 of the Miscellaneous Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice pursuant to
<br />said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on February 7, 2002, Grantor caused to be published in the The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a Notice of
<br />Trustee's Sale setting forth a description of the property to be sold and stating that the described property
<br />would be sold at public auction to the highest bidder for cash or certified or cashiers check, at the Hall
<br />County Courthouse, I" & Locust Street, Grand Island, Hall County, Nebraska at 10:00 a.m. on March 20,
<br />2002. Publication of such notice was made for five consecutive weeks on February 7, 2002, February 14,
<br />2002, February 21, 2002, February 28, 2002 and March 7, 2002, the last publication being at least ten (10)
<br />days but not more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties entitled to
<br />notice pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said property
<br />for sale at public auction, and did sell the same to Wells Fargo Home Mortgage, Inc. for the sum of
