<br />Nebraska, Grantor, conveys and releases to Robert M. Wagner, Trustee of the Woodward
<br />Marital Trust created under the Last Will and Testament of Francis D. Woodward,
<br />Grantee, the following described real estate (as defined in Nebraska Revised Statutes
<br />Section 76 -201):
<br />An undivided one half interest in and to:
<br />The West One Half of the Northwest One Quarter (W1/2 NW1 /4) of Section
<br />Twelve (12), in Township Eleven (11) North, Range Nine (9) West of the 6'"
<br />P.M., Hall County, Nebraska, and
<br />The Southwest Quarter of the Southwest Quarter (SWt /4 SW1 /4) of Section
<br />One (1), in Township Eleven (11) North, Range Nine (9) West of the 6" P.M,
<br />Hall County, Nebraska, and
<br />A tract of land comprising a part of the Southwest Quarter of the Northeast
<br />Quarter (SW1 /4 NE1 /4) of Section Eleven (11), Township Eleven (11) North,
<br />Range Nine (9) West of the 6' P.M. Hall County, Nebraska, more particularly
<br />described as follows:
<br />Beginning at the Southeast corner of said Southwest Quarter of the
<br />Northeast Quarter (SW1 /4 NE1 /4); thence Westerly along the South line of
<br />the Northeast Quarter (NE1 /4) a distance of 1,066.18 feet; thence deflecting
<br />right 153 °00'30" and running Northeasterly a distance of 504 feet; thence
<br />deflecting right 20 °53'19" and running Northeasterly a distance of 127.71
<br />feet to a point of curvature; thence running Northeasterly along the arc of a
<br />curve whose radius is 808.46 feet (the initial tangent of which coincides with
<br />the preceding course produced, a distance of 294.74 feet to a point of
<br />tangency; thence running Northeasterly along the final tangent of the
<br />preceding curve produced a distance of 232.03 feet; to a point on the East
<br />line of said Southwest Quarter of the Northeast Quarter (SWIA NE1 /4);
<br />thence Southerly along said East line of the Southwest Quarter of the
<br />Northeast Quarter (SW1 /4 NE1 /4) a distance of 431 feet to the place of
<br />beginning and containing 5.446 acres, more or less.

<br />Grantor has determined that the Grantee is the person entitled to distribution of the
<br />real estate from said estate. Grantor covenants with Grantee that Grantor has legal power
<br />and lawful authority to convey and release the same.
