<br />under and by virtue of the laws of the State of Nebraska, Grantor,
<br />for and in consideration of SEVEN THOUSAND FIVE HUNDRED SIXTY -TWO
<br />DOLLARS FORTY -THREE CENTS ($7,562.43), receipt of which is hereby
<br />acknowledged, does hereby convey to DONNA SAHLING, Grantee, the
<br />following described real estate in Hall County, Nebraska:
<br />Lots Twenty -Nine (29) and Thirty (30), Thelen
<br />Subdivision, First Addition, to the City of Wood River,
<br />Hall County, Nebraska,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
