<br />Stewart Place Subdivision; thence running southerly along
<br />the East boundary line of Lot Eleven (11) a distance of
<br />Twenty -two Feet (221); thence westerly, parallel to the
<br />North line of Lot Ten (10), a distance of Fifty -Eight
<br />Feet (581); thence northerly, parallel to the East line
<br />of Lot Eleven (11) , to a point on the northerly lot line
<br />of Lot Eleven (11), thence southeasterly along and upon
<br />the northerly lot line of Lot Eleven (11) to the point of
<br />beginning, all in Hall County, Nebraska, City of Grand
<br />island, Nebraska, as surveyed, platted and recorded.
<br />GRANTOR covenants (jointly and severally, if more than one)
<br />with GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and thaL it is
<br />free from encumbrances except easements and restrictions
<br />of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
