<br />That Grantors, Reginald L. Gartner and Linda L. Gartner, Trustees of the Linda L.
<br />Gartner Trust dated November 12, 1992, in consideration of the sum of Two Hundred
<br />Thirty Five Thousand Dollars ($235,000.00) and Other Good and Valuable Consideration, \
<br />receipt of which is hereby acknowledged, convey to Keith Edwin Dibbern and Shirlee Jean
<br />Dibbern, husband and wife, as joint tenants with right of survivorship, Grantees, the
<br />following described real estate (as defined in Neb. Rev. Stat. Sec. 76 -201):
<br />A tract of land comprising a part of the East Half of the Northeast Quarter
<br />(E1 /2 NE114) of Section Twenty Four (24), Township Twelve (12) North,
<br />Range Ten (10) West of the 6th P.M., Hall County, Nebraska, more
<br />particularly described as follows: Beginning at a point on the East line of
<br />said Section Twenty Four (24), said point being Four Hundred Ninety Eight
<br />and Six Hundredths (498.06) Feet North of the Southeast corner of said
<br />Northeast Quarter (NE1 /4); thence Northerly along the East line of said
<br />Section Twenty Four (24) on an assumed bearing of Due North, a distance
<br />of 1,101.61 Feet; thence South 69 "11'06" West, a distance of 149.92 feet;
<br />thence South 18 "09'35" East a distance of 143.96 feet; thence South
<br />34 "36'23" West a distance of 220.52 feet; thence South 67'04'55" West a
<br />distance of 111.6 feet; thence South 76 "40'51" West, a distance of 86.53
<br />feet; thence South 83 "14'01" West a distance of 150 feet; thence Due South
<br />a distance of 654.3 feet; thence North 89 °27'06" East, a distance of 556.48
<br />feet to the place of beginning.
<br />Grantors covenant with the Grantees that Grantors:
<br />I. are lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of all
<br />persons.
