FOWLE and BARBARA A. FOWLE, husband and wife, <br />conveys to GRANTEE, as joint tenants and not as tenants in common, the following <br />described real estate (as defined in Neb. Rev. $tat. 76 -201): <br />See Exhibit "A" attached hereto and by this reference <br />made a part hereof. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that <br />GRANTOR: <br />(1) It is seized and possessed of the said land and has a right to convey it, and warrants <br />the title against the lawful claims of all persons claiming by, through and under it, but <br />not further otherwise; and <br />(2) That the real estate is free from encumbrances, except easements, restrictions, <br />reservations, and covenants of record; and <br />(3) By accepting this Special Warranty Deed, Grantee acknowledges that he has had <br />adequate opportunity to inspect the property conveyed herein as well as all <br />improvements located thereon.
