<br />follows: a tract of land comprising a part of the Southwest Quarter (SW 1/4) of
<br />Section 16, Township 11 North, Range 11 West of the 6th P.M., Hall County,
<br />Nebraska, said tract being more particularly described as follows:
<br />BEGINNING at the Southeast corner of said SW 1/4; thence running on an
<br />assumed bearing of N 90 °00'00" W on the South line of said SW 1/4 for a
<br />distance of 1042.00 feet; thence N 00 °30'00" E for 435.00 feet; thence N 90°
<br />00'00" E for 62.00 feet, thence N 02 °21'07" W for 261.37 feet; thence N
<br />89 °31'49" E for 792.18 feet; thence N 00 °28'59" E for 279.81 feet; thence N
<br />89 °31'50" E for 191.80 feet to a point on the East line of said SW 1/4; thence S
<br />00 °02'09" E on the East line of said SW 1/4 for 984.00 feet to the POINT OF
<br />BEGINNING.
<br />Grantor covenants (jointly and severally, if more than one), with the Grantees
<br />that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances
<br />except easements, restrictions and covenants of record, and public road right of way;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful
<br />claims of all persons.
