<br />WARRANTY DEED
<br />That Grantors, Patrick Leo Thelen and Marlene Thelen, husband and wife,
<br />Steven Christopher Thelen and Janis Thelen, husband and wife, and Christopher
<br />John Thelen and Torry Thelen, husband and wife, in consideration of the sum of Ten
<br />Dollars ($10.00) and a tax -free exchange of substantially equal real estate, receipt of which
<br />is hereby acknowledged, convey to Lester H. Layher, as to an undivided one -half
<br />interest, and Harland Layher, Kenneth Layher and Janet Broeder, as tenants in
<br />common, subject to a life interest to Lester H. Layher, single, as to an undivided
<br />one -half interest, Grantees, the following described real estate (as defined in Neb. Rev.
<br />Stat. Sec. 76 -201) in Hall County, Nebraska:
<br />The East Half of the Southwest One Quarter (E /2 SW1 /4) of Section Twenty -
<br />One (21), Township Ten (10) North, Range Eleven (11) West of the 6"' P.M.,
<br />excepting a certain tract deed to the County of Hall, State of Nebraska, more
<br />particularly described in Quitclaim Deed recorded in Book 164, Page 318.
<br />Grantors covenant with the Grantees that Grantors:
<br />are lawfully seised of such real estate and that it is free from encumbrances
<br />except easements, covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims
<br />of all persons.
