THELEN GRAIN COMPANY, A Corporation organized and existing =�
<br />under and by virtue of the laws of the Stare of Nebraska, Grantor, S�
<br />for and in consideration of THREE THOUSAND FIVE HUNDRED SEVENTY -
<br />NINE DOLLARS NINETY SIX CENTS ($3,579.96), receipt of which is
<br />hereby acknowledged, does hereby convey to LEE C. NIELSEN and
<br />CHERYL L. NIELSEN, Husband and Wife, Grantee, as Joint Tenants,
<br />whether one or more, the following described real estate in Hall
<br />County, Nebraska:
<br />Lot Thirty -Four (34), Thelen Subdivision, First Addition, to
<br />the City of Wood River, Hall County, Nebraska,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein; except special
<br />assessments of the City of Wood River, Nebraska, for paving, water
<br />improvement district and sewer improvement district;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
