<br />TRUSTEE'S DEED
<br />Lot Nine (9) in Block Ten (10), in Rollins Addition to the City of Grand Island, Hall
<br />County, Nebraska (the "Real Estate ")
<br />subject to any and all (1) real estate taxes, (2) special assessments, (3) easements, covenants, and
<br />restrictions of record which affect this property, and (4) any liens that are superior to the lien of
<br />Beneficial Nebraska, Inc., d/b /a Beneficial Mortgage Co., pursuant to that certain Deed of Trust
<br />which has been filed of record with the Hall County Register of Deeds on May 1, 2000, at Instrument
<br />No. 0200003467.
<br />This Trustee's Deed shall operate to convey from Grantor, as Trustee, to Grantee, as
<br />purchaser, all of Grantor's title and all right, title, interest and claim of Julie Anderson, a single
<br />person (whether one or more, the " Trustor"), Truster under the below described Deed of Trust, and
<br />Trustor's successors in interest and all persons claiming by, through or under the Truster, in and to
<br />the Real Estate, including all such right, title, interest and claim in and to the Real Estate acquired
<br />by said Truster or Trustor's successors and interest subsequent to the execution of this Trustee's
<br />Deed, all in accordance with Neb. Rev. Stat. § 76- 1010(2).
<br />In accordance with the provisions of Neb. Rev. Stat. § 76 -1010, Grantor recites that:
<br />1. This Trustee's Deed relates to that certain Deed of Trust by and between Truster,
<br />American Pioneer Title hnsurance Company as Trustee, and Beneficial Nebraska, hic., d b/a
<br />Beneficial Mortgage Co., as Beneficiary, which said Deed of Trust was filed of record with the Hall
<br />County Register of Deeds on May 1, 2000, at Instrument No. 0200003467. Per a Substitution of
<br />Trustee, Rick D. Lange, a member of the Nebraska State Bar Association, has been substituted for
<br />the original Trustee, American Pioneer Title Insurance Company, as Trustee.
<br />2. Notice of Default with respect to the Deed of Trust was filed of record with the Hall
<br />County Register of Deeds on October 11, 2001, at Instrument No. 0200110267.
<br />3. A true and correct copy of the file - stamped Notice of Default was sent by United
<br />States certified mail, postage prepaid and return receipt requested on October 17, 2001, to each of
<br />the following:
