<br />Kroeger, Deceased, Grantor, pursuant to power of sale provisions contained in the Last
<br />Will and Testament of Decedent filed in the Hall County Court, No. PR 01 -114 in
<br />consideration of One Dollar ($1.00), and other good and valuable consideration, conveys
<br />to Jerry Teichmeier and Barb Teichmeier, Husband and Wife, Grantees, as joint tenants
<br />with rights of survivorship, and not as tenants in common; the following described real
<br />estate (as defined in Neb. Rev. Stat. 76 -201):
<br />The East Half of the Northeast Quarter (E1 /2NE1 /4) of Section Thirty- Four
<br />(34), Township Twelve (12) North, Range Ten (10), West of the 6`h P.M., Hall
<br />County, Nebraska.
<br />subject to easements, covenants, and restrictions of record.
<br />Grantor covenants with Grantees that Grantor has legal power and lawful authority to
<br />convey the same.
