<br />sale, in The Grand Island Independent, a newspaper having general circulation in Hall County, Nebraska,
<br />which notice fully complied with the requirements of said statute; and
<br />WHEREAS, in compliance with Sec. 76 -1008, Statutes of Nebraska, on the 18th day of January,
<br />2002, the Trustee mailed, by certified mail, with postage prepaid, a copy of the notice of the time and
<br />place of sale, addressed to the following interested parties, to -wit:

<br />which mailing of notice fully complied with the requirements of said statutes; and
<br />WHEREAS, in compliance with Sec. 76 -1009, Statutes of Nebraska, on the 26th day of
<br />February, 2002 at 10:15 A.M., being the time and place designated in the Notice of Trustee's Sale,
<br />Arend R. Baack, Attorney for the Trustee, sold said property at public auction to CitiFinancial, Inc.
<br />(MD), being the highest bidder, for the sum of $14,000.00, which sale fully complied with the
<br />requirements of said statute.
<br />NOW, THEREFORE, by virtue and in execution of the power of sale granted to said Trustee,
<br />and in consideration of the sum of $14,000.00 to him paid, the receipt whereof is hereby acknowledged,
<br />Michael F. Kivett, Trustee, does hereby grant, bargain, sell, convey and confirm unto CitiFinancial, Inc.
<br />(MD), the following described real estate situated in Hall County, Nebraska, to -wit:
<br />Part of Lot Thirteen (13), of the County Subdivision of the South Half (S 1/2) of the Southeast
<br />Quarter (SE 1/4) of Section Sixteen (16), Township Eleven (11) North, Range Nine (9) West of
<br />the 6th P.M., Hall County, Nebraska, more particularly described as follows, to -wit:
<br />Commencing at the Northwest corner of a piece of land in said Lot Thirteen (13) (described in
<br />the deed from Christian Hamm to Anton H. Rehder, recorded in Book 27, Page 402 of the deed
<br />of records of Hall County, Nebraska), running thence Westerly along the Northerly line of said
<br />Lot Thirteen (13), 62 feet; thence Southerly at right angles 180 feet, thence Easterly at right
<br />angles 66 feet, thence Northerly at right angles 180 feet, thence Westerly, at right angles 4 feet to
<br />the place of beginning, subject to the Southerly Half (S 1/2) of the 80 foot street known as Charles
<br />Street in the City of Grand Island, Nebraska, lying immediately Northerly of the above described
<br />premises.
<br />TO HAVE AND TO HOLD the premises above described, together with all the tenements,
<br />hereditaments and appurtenances thereunto belonging unto the said CitiFinancial, Inc. (MD), its
<br />successors and assigns forever.
<br />This Deed shall operate to convey to the Grantee, without right of redemption, the Grantor's title
<br />and all right, title, interest and claim of the Truster and his successors in interest and of all persons
<br />claiming by, through or under him, in and to the property sold, including all such right, title, interest and
<br />claim in and to such property acquired by the Trustor or his successors in interest subsequent to the
<br />execution of the Deed of Trust.
<br />This Deed is subject to the liens, encumbrances, real estate taxes, assessments, easements,
<br />restrictions or covenants of record which Grantor is not entitled to convey pursuant to Nebraska Statute
<br />Sec. 76- 1010(2) R.R.S., 1996.
